Helping Omaha homeowners right-size with confidence.
Your home should fit the life you're living today, and the life you're looking forward to tomorrow.
Right-Sizing
Right-sizing isn't necessarily about moving into a smaller home. It's about finding a home that better fits your life today and in the years ahead.

Frequently Asked Questions
Do I have to be ready to move before I talk with you?
No. The first step on my Right-Size Roadmap is simply a conversation about where you are now and where you'd like to be in the future. You can have this conversation years before you move, or you may decide after we talk to stay right where you are.
What's the difference between right-sizing and downsizing?
Downsizing is about less: less house, less space. Downsizing means less house. Right-sizing means the house that suits you now, which could be smaller, the same size on one floor, nearer the family, or simply less work. Why I use the word right-sizing
How do I know when it's time to right-size?
There's rarely one moment that tells you it's time. More often, a handful of small things add up, and they're different for everyone. The checklist in my Right-Size Guide can help you put a name to them.
Is staying in my home a real option?
Yes, and sometimes staying is the better choice. A few changes, or some help with the yard and the snow, can make a house work well for years longer. Before you decide anything, we'd weigh the cost of staying against the cost of a move.
What is my home actually worth?
Your home's value comes down to what's selling near you right now and to the home itself. The websites give you a rough figure, but they can't see what you've updated inside. For a closer number, I'll look at your home and compare it with recent sales nearby. Find out what your home is worth
Should I sell my home first, or buy first?
There's no one right order. It depends on your finances, your timing and the market. Selling first tells you exactly what you have to spend, and your offer on the next home doesn't depend on another sale, but you may need a later move-out date or a short-term place to live. Buying first means you move once, on your own schedule, but you may carry two homes for a while, make your offer contingent on your sale, or use a bridge loan or a home equity line. A lender can tell you which of those options fits your situation, and working out the order and the timing together is part of my Right-Size Roadmap.
What should I fix before I sell?
You usually need to fix less than you'd think. Clean, uncluttered rooms and a few small repairs go a long way with buyers, while a big remodel right before a sale often doesn't pay for itself. We'll go through your house together and sort out what's worth doing and what isn't.
What does a villa HOA cover?
A villa HOA usually covers lawn care and snow removal, and often trash pickup. Anything beyond those basics depends on the association, so ask for the details in writing before you buy. Questions to ask any villa HOA
Where are the villa communities around Omaha?
Villa communities are all around the Omaha metro. My MLS research covers seven school districts: Millard, Elkhorn, Gretna, Papillion–La Vista, Bellevue, Bennington and Westside. Some neighborhoods are villa communities from end to end, and others are larger neighborhoods with a section of villas. For any specific home, it's worth checking the school boundaries and the HOA details. See Villa Living
Should I look at new construction or an existing villa?
Both can be the right answer. New construction lets you choose the floor plan and finishes, everything starts out new, and builders often include a warranty. New construction takes longer, because the home has to be built first, and it often costs more. An existing villa is usually ready sooner, the landscaping has grown in, and the HOA has a history you can read: its budget, its rules and how its fees have changed. Touring one of each, side by side, often makes the choice clearer.
How do I start sorting through years of belongings?
Start small, and start early. A closet or a spare room is an easier place to begin than the basement, and deciding what goes to family, what's donated and what's sold is easier when you have months to spare than when you have only weeks. When the move gets close, I can point you to people who can help.
Do you only work with people who are right-sizing?
No. Right-sizing is where I focus, but I work with all kinds of buyers and sellers, and with investors too. How I help buyers and sellers
